In addition, Regent has undertaken valuations of various properties for various purposes. The data gathered in preparation of valuation reports and development consultancy has carefully been analysed and stored and is often used in preparing forecasts for various clients. This information has been useful in preparing professional advice for some key corporate clients as follows: (a) Uganda House, Kampala, Uganda (February 2000)- a major evaluation of a redevelopment proposal and market research for the viability of the project. The proposal was to invest US$30 million (KShs. 2.3 billion) in a mixed use project in central Kampala and involved detailed scenario planning, forecasting and analysis of the prospects for this development proposal. The report was delivered on time and was used as a basis of seeking offshore funding for this development scheme.
(b) Kenya Commercial Bank Limited (2005)- Regent Valuers International (K) Limited was contracted to value all the commercial properties for Kenya Commercial Bank Limited countrywide to establish the Open Market Value and the returns on investment. The exercise involved analysis of past performance of the entire portfolio in comparison to similar properties and a forecast of future performance. The analysis of the various scenarios, both economic and political, was also presented. The report was used to take decision on the properties to retain and those that have been sold out.
( c) Project Conception & Feasibility Study for Commercial Development (Bishops Gate, Bishops Road, Nairobi) (2005)- Regent Group was commissioned to source for a site, develop a project concept and prepare a feasibility study for an investment fund. The instruction resulted in the development of Bishops Gate, a prestigious middle-rise commercial building. The analysis and report by Regent Group enabled the project to be completed within time, cost and let at the projected rental income. (d ) Market Analysis for KPA Bandari Villa (2004)- Regent Group was commissioned to undertake the initial feasibility study to determine the most viable development for the then vacant plots. A detailed analysis of the residential market for Nairobi was presented highlighting past and present trends and a projection of the housing demand, supply and pricing for 10 years. The report was used in 2006 to make investment decision. (e) Feasibility Study for Nicemond Investment Limited for Development of Sapphire Apartment (2007)- Regent Group was commissioned to undertake a study to establish the viability of developing a 0.5 acres plot along Mombasa Road, Nairobi. A detailed analysis of market conditions for middle-income housing was presented. The analysis allowed the client to select a development project and get funding from financiers. The project is ongoing and is expected to be completed on time in October 2008. (
f) Feasibility Study for the proposed Hacienda Three Hills Eco City Mombasa (2008)- Regent was instructed to prepare a detailed feasibility study and market analysis of a proposed low and medium cost residential development of 6000 units in Mombasa. The analysis and market report has enabled the developers start the phase I of the project. (g) Viability Study of the proposed Villa Franca Apartments, Nairobi (2008)- Regent was instructed to review the approved architectural drawings of the proposed apartments to establish the marketability and economic viability. The analysis and report allowed the investor to review the concept and layout of the project. (h) Egerton University Staff Pension Scheme Market Research (2008)- Regent was instructed to undertake a market analysis to identify viable investment options for a fund of fixed sum. Regent undertook an analysis of the various options of investments in real estate, the inherent risks, the potential returns and the likely payback period. The report and analysis allowed the Pension Scheme to select a prestigious commercial building. The above consultancies have given Regent a strong foundation in market analysis. The amount of historical data in our systems is sufficient enough to forecast the trends in the foreseeable future.
